El sector de la construcción genera el 40% de las emisiones globales de gases de efecto invernadero, siendo el 10% más rico responsable del 50% de estas. Casi la mitad proviene de la fabricación de materiales de construcción, y aunque los edificios eficientes pueden reducir el impacto, aumentan las emisiones totales. Materiales como la tierra y las fibras naturales, capaces de almacenar CO2, ofrecen una solución sostenible, siendo renovables y beneficiosos para el desarrollo local.
En países en vías de desarrollo, los sistemas industrializados no han satisfecho las necesidades de hábitat. La tierra, abundante y accesible, ha demostrado ser una solución eficaz. Promover estas técnicas tradicionales, junto con nuevas tecnologías, es clave para el desarrollo sostenible.
La ONU ha identificado la erradicación de la pobreza como un requisito para el desarrollo sostenible, incluyéndose en la Agenda 2030. Esta investigación se centra en cómo la construcción con tierra, especialmente sistemas mixtos, puede contribuir al cumplimiento de los Objetivos de Desarrollo Sostenible, abordando las dimensiones sociales, económicas y ambientales a través de la economía circular.
El estudio se aplica en La Guajira, Colombia, una región con altos índices de pobreza y escaso acceso a recursos básicos. Usando el yotojoro, un recurso natural local, se propone un sistema mixto de construcción que podría transformar el entorno de forma sostenible y responder a las necesidades de hábitat.
The construction sector generates 40% of global greenhouse gas emissions, with the richest 10% accounting for 50% of these. Nearly half of these emissions originate from the production of building materials, and while energy-efficient buildings may reduce environmental impact, they increase overall emissions. Materials such as earth and natural fibers, which can store CO2, offer a sustainable solution, being renewable and beneficial for local development.
In developing countries, industrialized systems have failed to meet housing needs. Earth, being abundant and accessible, has proven to be an effective solution. Promoting these traditional techniques alongside new technologies is essential for sustainable development.
The United Nations has identified the eradication of poverty as a prerequisite for sustainable development, as outlined in the 2030 Agenda. This research focuses on how earth-based construction, particularly mixed systems, can contribute to achieving the Sustainable Development Goals by addressing social, economic, and environmental dimensions through the circular economy.
The study is applied in La Guajira, Colombia, a region with high levels of poverty and limited access to basic resources. By utilizing yotojoro, a local natural resource, a mixed construction system is proposed that could transform the environment sustainably and address housing needs.

Este trabajo examina el impacto de la inteligencia artificial (IA) en la arquitectura, explorando tanto sus ventajas como sus limitaciones en el proceso de diseño. A través de un análisis detallado de herramientas de IA como Midjourney, DALL-E, ChatGPT, y otras, se evalúa su capacidad para generar imágenes y asistir en la toma de decisiones. El estudio se centra en la evolución histórica de la IA, su adopción actual en la arquitectura, y los casos prácticos que ilustran su aplicación en proyectos reales.
Se presenta una revisión de la literatura académica, complementada con un trabajo de campo basado en encuestas a profesionales del sector, cuyo objetivo es identificar las percepciones y el nivel de uso de la IA en el diseño arquitectónico. Además, el trabajo incluye una comparación exhaustiva entre los métodos tradicionales de diseño y las herramientas de IA, destacando los beneficios de cada enfoque y sus limitaciones en términos de precisión, creatividad y viabilidad técnica.
This research examines the impact of artificial intelligence (AI) on architecture, exploring both its advantages and limitations in the design process. Through a detailed analysis of AI tools such as Midjourney, DALL-E, ChatGPT, and others, its ability to generate images and assist in decision making is evaluated. The study focuses on the historical evolution of AI, its current adoption in architecture, and case studies illustrating its application in real projects.
A review of the academic literature is presented, complemented by fieldwork based on surveys of professionals in the sector, which aims to identify the perceptions and level of use of AI in architectural design. El desarrollo sostenible integra dimensiones ambientales, sociales y económicas, proponiendo un modelo de vida más equilibrado y responsable. En este contexto, la vivienda social se convierte en una herramienta clave para fomentar la inclusión. La madera ha emergido como un material crucial en la construcción sostenible, debido a sus propiedades mecánicas, térmicas y medioambientales, lo que la convierte en una solución viable para la descarbonización del sector. Este estudio analiza el uso de madera masiva, específicamente madera contralaminada (CLT) y madera laminada encolada (GLT), en tres edificios de Viviendas de Protección Oficial en España construidos entre 2016 y 2022. Se evalúan los proyectos desde una perspectiva que integra diseño arquitectónico, estructura y rendimiento, revelando que la adecuada combinación de CLT y GLT optimiza el consumo de material y reduce los costos. La madera, por sus beneficios sostenibles, representa una alternativa favorable frente a materiales tradicionales como el hormigón y el acero, al consumir menos energía en su transformación y actuar como sumidero de carbono. Además, un diseño estructural eficiente puede reducir significativamente los costes de obra, facilitando el acceso a la vivienda social y contribuyendo a la equidad social. Este enfoque impulsa la creación de viviendas asequibles y ambientalmente responsables, alineadas con los objetivos de sostenibilidad.
Sustainable development integrates environmental, social, and economic dimensions, proposing a more balanced and responsible model of living. In this context, social housing becomes a key tool for promoting inclusion. Wood has emerged as a crucial material in sustainable construction due to its mechanical, thermal, and environmental properties, making it a viable solution for the sector's decarbonization. This study analyzes the use of mass timber, specifically cross-laminated timber (CLT) and glued laminated timber (GLT), in three social housing buildings in Spain built between 2016 and 2022. The projects are evaluated from a perspective that integrates architectural design, structure, and performance, showing that the appropriate combination of CLT and GLT optimizes material consumption and reduces costs. Wood's sustainable benefits make it a favorable alternative to traditional materials like concrete and steel, as it consumes less energy in production and acts as a carbon sink. Additionally, an efficient structural design can significantly reduce construction costs, facilitating access to social housing and contributing to social equity. This approach supports the creation of affordable, environmentally responsible housing aligned with sustainability goals.

Para muchas ciudades, el ferrocarril desempeñó un factor desencadenante del crecimiento y planificación de su territorio. En la región Metropolitana de Barcelona, la segunda vía férrea que se construyó corresponde al tramo comprendido entre Barcelona y Granollers, actualmente parte del recorrido de la línea R2 Nord. Este trazado ferroviario, además de Barcelona, atraviesa los municipios de Granollers, Montmeló, Mollet i Sant Fost, La Llagosta y Montcada i Reixac.
Las estaciones ferroviarias son parte fundamental del servicio de transporte, puesto que constituyen el punto de intercambio entre el tren y la ciudad. Esta capacidad natural para absorber flujos peatonales hace de estos espacios, lugares óptimos para convertirse en focos o generar núcleos urbanos.
Sin embargo, con la llegada del automóvil, el desarrollo de las carreteras y el consecuente decaimiento de la importancia de los sistemas públicos de transporte, este potencial para desarrollar núcleos urbanos se ha ido desaprovechando paulatinamente, conforme han ido creciendo algunas ciudades y se han desplazado tanto las estaciones como las centralidades.
Mediante el análisis comparativo de las cinco estaciones de esta estructura ferroviaria se pretende identificar varias formas en que pueden generar urbanidad.
La comparativa entre dos casos de diferentes poblaciones permite una diagnosis del estado de sus centros urbanos, así como de su origen, ubicación e historia de las centralidades. Facilitándonos entender los motivos por los cuales y cómo estas han ido cambiando a través del tiempo.
A su vez, la caracterización de las paradas y la confrontación de los criterios de intervención con otros ejemplos externos nos posibilita diagnosticar si es necesaria y qué tipo de actuaciones demandan estas estaciones.
En conjunto, la fusión de los estos distintos análisis nos faculta a determinar el potencial que disponen las estaciones ferroviarias para ser rehabilitadas y consecuentemente generar centralidades.

This thesis explores the spatial dramaturgy by following the structure of the sequence of spaces as a narrative in order to identify the elements that enhance the community life. Focusing on detecting the design strategies of the spatial theatricality, finding similarities with the theater in terms of the building but also the structure of the theatrical play, aiming at the development of the community life in buildings where the coexistence of the residents is the focus. The design process was chosen between the theaters and the co living spaces, due to the atmosphere of the first, highlighting the common points that are evolved alongside the creation of the theater as an art, coming from within the society which is linked to the functional organization of the community life. The research methodology starts with the theory which is defined through a series of deductive reasonings and is followed by the design analysis, in which is investigated the drama of the space in terms of the scenario, i.e. the functions for which it is intended, the scenography, where the design is analyzed as a result of the scenario, and finally the directing, in which the emphasis is placed on the composition of the atmosphere and how is reflected in the mobility. Afterwards, the conclusions follow, clarifying the drama of the space that benefit the community in La Borda identifying design strategies that can be applied in new spaces improving the conditions of the coexistence. Summing up, the main focus is on a new parameter of architectural design, that of the drama of space, aiming at improving the spatial experience by applying it to the architecture of co living spaces.

In Mexico City, the increase of informal settlements has been an important phenomenon, particularly in the urban periphery. This growth has raised concerns about the potential challenges associated with such settlements. The expansion of urban sprawl into natural protected areas has resulted in the creation of new neighborhoods that lack planning and regulation. This process of informal urbanization has resulted in unsafe, high-density communities with no control over public space and self-built housing, often with little or no habitability due to a lack of technical knowledge on the part of the residents.
The homes, which are typically self-built, do not follow proper design and construction patterns, resulting in spaces that are not conducive to living. This not only affects the quality of life of residents, but also contributes to the formation of unsafe and disorganized urban environments. Different public support programs have been implemented with the aim of improving the living conditions in these communities. Self-construction manuals have proven to be a valuable resource for imparting fundamental construction knowledge to the inhabitants. Nevertheless, these manuals tend to prioritize engineering and construction aspects, while neglecting crucial elements such as habitability and the spatial quality.
This thesis analyzes the habitability of informal settlements in Mexico City and the concepts to improve it, with the aim of proposing diverse strategies to establish a comprehensive system for improving the quality of life in these areas. In response to the identified shortcomings, it introduces basic guidelines designed to complement existing self-building manuals. These guidelines incorporate key principles for a progressive housing system based on habitability, adaptability and passive architecture, empowering residents to improve their homes independently, without the need for an architect.

El desarrollo de la red ferroviaria catalana comenzó en Barcelona y se fue expandiendo a su entorno. Este crecimiento estuvo impulsado por la industrialización de Barcelona y sus periferias en el siglo XIX, lo que generó la necesidad de conectar estos territorios con el puerto de Barcelona para transportar productos y materias primas. La segunda línea de ferrocarril construida fue la de Barcelona a Granollers, en 1854, la cual es objeto de esta investigación. El estudio tiene como objetivo identificar las dinámicas actuales de interacción entre los nodos ferroviarios y su entorno mediante un análisis urbano comparativo del entorno de las estaciones de Renfe-Cercanías en La Llagosta y Granollers, ubicadas en la provincia de Barcelona. Dado que las estaciones de ferrocarril representan oportunidades de centralidad urbana, al conectar distintos municipios y movilizar a una significativa cantidad de personas diariamente, resulta fundamental comprender la interacción entre la estación y la ciudad. La metodología incluirá la exploración del proceso histórico de ambos municipios, el análisis del desarrollo urbano en relación con las estaciones de ferrocarril, y la evaluación de aspectos como la conectividad peatonal, la configuración de las estaciones, la urbanización del entorno y la combinación de usos y actividades.

Aquesta investigació examina la relació entre l'estructura vial i el desenvolupament urbà a Bogotà, subratllant el paper fonamental de la vialitat en l'organització de les ciutats. Al llarg del segle XX, la perifèria ha evolucionat d'una àrea marginal a una part essencial que requereix atenció en la planificació i el disseny. L'estudi se centra en les diferències entre les zones centrals i perifèriques, amb l'objectiu d'identificar els principis que han influït en la seva configuració i avaluar l'impacte dels sistemes de transport en la connectivitat.
La metodologia es compon d'un marc teòric, una anàlisi de l'estructura vial de Bogotà i un estudi de cas en una zona perifèrica específica. Es proposa un pla d'adequació vial a la zona de mostra per millorar la connexió entre el centre i la perifèria. La investigació conclou que una anàlisi exhaustiva de l'evolució històrica de la ciutat i dels seus sistemes vials pot revelar principis crucials per al disseny d'infraestructures vials més integrades. Les intervencions estratègiques, que inclouen l'extensió d'eixos existents i la creació de noves vies, busquen optimitzar el sistema de transport massiu i millorar la connectivitat vial, cosa que facilitarà un accés més eficient als serveis i oportunitats a tota la ciutat.
Esta investigación examina la relación entre la estructura vial y el desarrollo urbano en Bogotá, subrayando el papel fundamental de la vialidad en la organización de las ciudades. A lo largo del siglo XX, la periferia ha evolucionado de un área marginal a una parte esencial que requiere atención en planificación y diseño. El estudio se enfoca en las diferencias entre las zonas centrales y periféricas, con el objetivo de identificar los principios que han influido en su configuración y evaluar el impacto de los sistemas de transporte en la conectividad.
La metodología se compone de un marco teórico, un análisis de la estructura vial de Bogotá y un estudio de caso en una zona periférica específica. Se propone un plan de adecuación vial en la zona de muestra para mejorar la conexión entre el centro y la periferia. La investigación concluye que un análisis exhaustivo de la evolución histórica de la ciudad y sus sistemas viales puede revelar principios cruciales para el diseño de infraestructuras viales más integradas. Las intervenciones estratégicas, que incluyen la extensión de ejes existentes y la creación de nuevas vías, buscan optimizar el sistema de transporte masivo y mejorar la conectividad vial, lo que facilitará un acceso más eficiente a servicios y oportunidades en toda la ciudad.
This research examines the relationship between road structure and urban development in Bogotá, highlighting the fundamental role of road networks in city organization. Throughout the 20th century, the periphery has evolved from a marginal area into an essential part that requires careful planning and design. The study focuses on the differences between central and peripheral areas, aiming to identify the principles that have influenced their configuration and to assess the impact of transport systems on connectivity.
The methodology includes a theoretical framework, an analysis of Bogotá's road structure, and a case study in a specific peripheral area. A road adjustment plan is proposed for the study area to improve the connection between the center and the periphery. The research concludes that an in-depth analysis of the city's historical evolution and its road systems can reveal crucial principles for designing more integrated road infrastructures. Strategic interventions, including the extension of existing axes and the creation of new roads, aim to optimize the mass transit system and improve road connectivity, facilitating more efficient access to services and opportunities throughout the city.

El Carmel is a marginalized neighborhood in Barcelona that has undergone significant architectural and urban transformations, yet its architectural typology remains understudied. This subject can help understand and further contextualize other studies that range from subpar housing to building rehabilitation. This thesis explores the transformation of the Beirut Port explosion site into a central park and memorial. Using architectural theories on preservation, memory, disaster, ruins, and trauma relief, the study aims to commemorate the tragedy of August 4th, 2020, while creating a green pulse within the city of Beirut. By engaging with adaptive reuse and landscape design, the project transforms the site into a central park, giving the people of Lebanon a missing presence in the capital, but also preserving the essence of the explosion that holds deep meaning for all Lebanese citizens. The goal is to reclaim a devastated space, fostering resilience and hope for future generations while honoring the tragic past.

La identidad, un elemento que suele asociarse a un sentido de «permanencia», explora un reflejo de singularidad y particularidad. Sin embargo, como explican Alison y Peter Smithson en la cita anterior, el desarrollo de la arquitectura pretende ser funcional y seguir las normas sociales, pero carece de identidad. Como han señalado Alison y Peter Smithson, la importancia de la identidad en la arquitectura y el urbanismo plantea una cuestión crítica: ¿Cómo podemos, mediante intervenciones espaciales, preservar y honrar las especificidades locales al tiempo que permitimos la evolución natural de las configuraciones urbanas y arquitectónicas en respuesta a los retos contemporáneos? y, sin embargo, la identidad es esencial para fomentar un sentimiento de bienestar y comunidad. Por tanto, el estudio se centrará en cómo gestionar la inevitable evolución de las identidades urbanas y arquitectónicas manteniendo al mismo tiempo una fuerte conexión con las características locales y garantizando que los espacios sigan reflejando y apoyando sus contextos culturales e históricos únicos. Construir integrando al mismo tiempo el desarrollo urbano con elementos de identidad marroquí que puedan hacer frente a la cultura local se pone a prueba en este trabajo, utilizando como estudio de caso las medinas más nueva y más antigua de Casablanca, una ciudad que ha sufrido una gran influencia occidental, convirtiéndola en una ciudad de muchos estilos arquitectónicos, lo que ha hecho que pierda su identidad marroquí en favor de una casi futurista que está fuera de lugar en el contexto local.
Identity, an element usually associated with a sense of ‘permanence', explores a reflection of singularity and particularity. However, as Alison and Peter Smithson explain in the quote above, the development of architecture seeks to be functional and to follow social norms, but it leeds to lack this identity. As Alison and Peter Smithson have pointed out, the importance of identity in architecture and urban planning raises a critical question: How can we, through spatial interventions, preserve and honour local specificities while allowing for the natural evolution of urban and architectural configurations in response to contemporary challenges? yet identity is essential for fostering a sense of well-being and community. Therefore, the study will focus on how to manage the inevitable evolution of urban and architectural identities while maintaining a strong connection to local characteristics and ensuring that spaces continue to reflect and support their unique cultural and historical contexts. Building while integrating urban development with elements of Moroccan identity that can cope with the local culture is put to the test in this work, using the newest and oldest medinas of Casablanca as a case study, a city that has undergone a great deal of western influence, making it a city of many architectural styles, which has caused it to lose its Moroccan identity in favour of an almost futuristic one that is out of place in the local context.

In this thesis there will be a theoretical analysis of what constitutes a monument. The concept of the monument is being reviewed and re-examined, asking questions such as who and why is able to intervene in the form and function of a monument, what is its societal and cultural value, how much can one intervene and what are the limits and rules that make it “What it is”. Through examples of reuse, appropriation, redefinition, vandalism, habitation, re-creation, the aim is to demonstrate that the monument, although in part its purpose is to carry the memory of the past, is an element of the present and this can make it even an object of societal space of reflection.
Beyond the architectural eyes and analysis, the social impact of the monument is of interest. I examine how different groups of people intervene and preserve monuments and cultural heritage, the positive or negative emotions they evoke, by representing specific aspects of history.
Within this theoretical search, I focus on a specific area in Thessaloniki, a city in the northern part of Greece, where stands a Byzantine wall that began to be built in 400 AD. This cultural monument is 4 km long and part of UNESCO's world heritage site. From 1650 to 1922, successive waves of refugees arrived in the area, living at the foot of the historic wall, creating refugee ramparts tangential to the wall.
Now most of the houses are in a bad condition, some of them are lived in while others are not, some are occupied, and some are dilapidated. The state intends to tear them down and create a green space, but based on the research that will be carried out, I am looking into the matter of their value and evolution in time, while demonstrating their significance. Beyond their disappearance from space and time forever, I emphasize the material and cultural value of those dwellings, in contrast to the obsessive attachment of the Greeks to the majestic historical past.

This research focuses on collective housing projects that operate in a specific mode where private space on the ground floor is ceded to the public realm. Through 3 case studies of publicly developed projects in Ciutat Vella, Barcelona, the research examines how these operations shape and enhance the urban fabric, creating a continuum between private and public space.
The projects exemplify how contemporary architecture can relate to the existing urban fabric through the reintroduction of historical and traditional elements such as porticoes and passages. These operations represent a cautious approach to urban regeneration within the historical, dense and complex urban fabric of the Ciutat Vella, relating contemporary ideals to historical layers through microsurgical interventions. In this way, the projects preserve the memory and identity of the city while improving the urban quality.
The research focuses on the cautious design of the ground floor where traditional elements are reintroduced to improve the relationship between the public and private realms, creating spatial quality and comfort centered on the human scale. It explores how these architectural elements articulate with adjacent public spaces and facilities. These thresholds mediate the intersection between private and public spaces, providing opportunities for social interaction and shelter while maintaining openness, visibility and ample views, improving the accessibility and safety of the public space.
Fundamental to this thesis is the emphasis on human scale in architectural design. This relational architecture relies on interstitial spaces between private dwellings and public spaces. The reduction of ground floor buildability is proposed as a strategic opportunity for more permeable connections between streets and buildings. This thesis explores how collective housing projects can operate as catalysts for urban regeneration, viewing these projects as opportunities to shape and improve the city.

Esta investigación se sitúa en Filadelfia, capital del departamento de Boquerón, Paraguay. La ciudad constituye el núcleo urbano más importante del Chaco paraguayo, un territorio que hasta mediados del siglo pasado estaba escasamente habitado y que enfrenta hoy grandes transformaciones urbanas debido a nuevas dinámicas territoriales. Filadelfia fue originalmente el centro administrativo de la colonia Fernheim, habitada tanto por inmigrantes menonitas como por comunidades indígenas. Actualmente, la ciudad continúa distinguiéndose por su diversidad cultural, con grupos que cohabitan de manera segregada según su origen. Esta segregación, unida a diferentes dinámicas sociales, y junto con una gestión urbana que hasta principios de siglo estuvo a cargo de una entidad privada como es la cooperativa menonita, ha resultado en un modelo de ciudad fragmentada.
Los objetivos de este estudio son analizar la morfología urbana de Filadelfia y determinar el tipo de crecimiento que ha caracterizado su desarrollo. Para ello, se seleccionan diez barrios como casos de estudio para después emplear una metodología basada en un análisis morfológico que se centra en tres componentes fundamentales de la construcción urbana: urbanización, parcelación y edificación. A través de estos ejes, se exploran los elementos que configuran la ciudad y se vinculan a patrones morfológicos. Esta información, a su vez, se compara con patrones de distribución etnocultural y de tipo de tenencia.
Los resultados muestran una correlación directa entre el tamaño de parcela, la estructura del tejido urbano, la densidad poblacional y el acceso a servicios básicos con los grupos etnoculturales que habitan los barrios y el régimen de tenencia de tierras. Esta relación constata que la gestión urbana privada juega un rol central en la fragmentación urbana. El estudio busca contribuir a la comprensión de las dinámicas urbanas de Filadelfia y aspira a ser considerado para futuros proyectos urbanos en la región.
This research is situated in Filadelfia, the capital of the Boquerón department, Paraguay. The city constitutes the most important urban center in the Paraguayan Chaco, a territory that until the mid-20th century was sparsely populated and now faces significant urban transformations due to new territorial dynamics. Filadelfia was originally the administrative center of the Fernheim colony, inhabited by both Mennonite immigrants and indigenous communities. Today, the city continues to be distinguished by its cultural diversity, with groups that cohabit in a segregated manner according to their origin. This segregation, combined with different social dynamics, and along with urban management that, until the beginning of the century, was overseen by a private entity—the Mennonite cooperative—has resulted in a fragmented city model.
The objectives of this study are to analyze the urban morphology of Filadelfia and to determine the type of growth that has characterized its development. To achieve this, ten neighborhoods are selected as case studies, followed by a methodology based on a morphological analysis focused on three fundamental components of urban construction: urbanization, land subdivision, and building development. Through these axes, the elements that shape the city are explored and linked to morphological patterns. This information is then compared with ethnocultural distribution patterns and types of land tenure.
The results show a direct correlation between parcel size, the structure of the urban fabric, population density, and access to basic services with the ethnocultural groups inhabiting the neighborhoods and the land tenure regime. This relationship confirms that private urban management plays a central role in urban fragmentation. The study seeks to contribute to the understanding of Filadelfia's urban dynamics and aspires to be considered for future urban projects in the region.

S'enfoca a estudiar com les polítiques del govern, especialment l'impost a la propietat, han afectat els preus dels habitatges a Xangai entre els anys 2011 i 2023. En els darrers anys, Xangai ha crescut econòmicament de manera molt ràpida, cosa que ha fet que els preus de les cases pugin molt. Això ha preocupat tant les autoritats com la gent comuna, ja que cada vegada és més difícil trobar habitatges a preus accessibles, i la demanda de cases continua sent més alta que la quantitat disponible.
L'objectiu principal és veure si l'impost a la propietat ha ajudat a aturar l'augment dels preus dels habitatges. Des que es va posar en marxa el 2016, aquesta mesura del govern ha intentat reduir la compra d'habitatges amb finalitats especulatives i controlar l'alça dels preus. Tot i aquestes mesures, els preus dels habitatges a Xangai han continuat pujant, cosa que genera dubtes sobre si l'impost realment està funcionant com s'esperava.
Per entendre millor aquest tema, vaig analitzar els preus de les cases abans i després que s'apliqués l'impost. També es tindrà en compte el creixement econòmic de la ciutat, és a dir, quant han crescut els diners que genera Xangai, i com això ha influït en els preus dels habitatges. La idea és saber si la millora econòmica ha estat tan forta que ha anul·lat l'efecte de les polítiques del govern, fent que la demanda d'habitatges continuï sent molt alta malgrat l'impost.
A més, he investigat com la inversió en nous projectes de vivenda ha estat afectada per aquest impost. Això m'ajuda a entendre si les polítiques han frenat la construcció de nous habitatges, cosa que també pot haver afectat els preus en reduir la quantitat de cases disponibles.
Se enfoca en estudiar cómo las políticas del gobierno, especialmente el impuesto a la propiedad, han afectado los precios de las viviendas en Shanghái entre los años 2011 y 2023. En los últimos años, Shanghái ha crecido económicamente de manera muy rápida, lo que ha hecho que los precios de las casas suban mucho. Esto ha preocupado tanto a las autoridades como a la gente común, ya que cada vez es más difícil encontrar viviendas a precios accesibles, y la demanda de casas sigue siendo más alta que la cantidad disponible.
El principal objetivo es ver si el impuesto a la propiedad ha ayudado a detener el aumento de los precios de las viviendas. Desde que se puso en marcha en 2016, esta medida del gobierno ha intentado reducir la compra de viviendas con fines especulativos y controlar el alza de los precios. A pesar de estas medidas, los precios de las viviendas en Shanghái han seguido subiendo, lo que genera dudas sobre si el impuesto realmente está funcionando como se esperaba.
Para entender mejor este tema, analicé los precios de las casas antes y después de que se aplicara el impuesto. También se tomará en cuenta el crecimiento económico de la ciudad, es decir, cuánto ha crecido el dinero que genera Shanghái, y cómo esto ha influido en los precios de las viviendas. La idea es saber si la mejora económica ha sido tan fuerte que ha anulado el efecto de las políticas del gobierno, haciendo que la demanda de viviendas siga siendo muy alta a pesar del impuesto.
Además, he investigado cómo la inversión en nuevos proyectos de vivienda ha sido afectada por este impuesto. Esto me ayuda a entender si las políticas han frenado la construcción de nuevas viviendas, lo que también puede haber afectado los precios al reducir la cantidad de casas disponibles. Este estudio no solo es importante para Shanghái, sino también para otras ciudades que están pasando por situaciones similares, donde los precios de las viviendas suben mucho en poco tiempo.
It focuses on studying how government policies, especially the property tax, have affected housing prices in Shanghai between the years 2011 and 2023. In recent years, Shanghai has grown economically very rapidly, causing house prices to rise sharply. This has worried both the authorities and ordinary people, as it is becoming increasingly difficult to find affordable housing, and the demand for houses remains higher than the amount available.
The main objective is to see if the property tax has helped to stop the rise in housing prices. Since it was put in place in 2016, this government measure has attempted to reduce the purchase of houses for speculative purposes and control the rise in prices. Despite these measures, housing prices in Shanghai have continued to rise, raising questions about whether the tax is really working as expected.
To better understand this issue, I analyzed house prices before and after the tax was implemented. The economic growth of the city will also be taken into account, i.e. how much the money generated by Shanghai has grown, and how this has influenced housing prices. The idea is to find out whether the economic improvement has been so strong that it has cancelled out the effect of the government policies, making the demand for housing still very high despite the tax.
In addition, I have investigated how investment in new housing projects has been affected by this tax. This helps me understand whether the policies have slowed the construction of new housing, which may also have affected prices by reducing the number of houses available.

La present recerca proposa fixar la mirada en aquelles escales situades entre el límit de les façanes, específicament en projectes d'habitatges unifamiliars, i el límit de les seves respectives parcel·les. Això té la intenció de comprendre com les escales exteriors, per la seva qualitat de connectar nivells i situar-se en un espai intersticial, contribueixen a integrar la casa amb el seu entorn. A través de l'ús de la col·lecció com a eina metodològica, es posa en evidència la varietat de projectes que comparteixen aquesta característica. Així, no sols s'obté un panorama general de l'àmbit d'estudi, sinó que, a més, s'aporta identificant la realitat física dels casos d'estudi seleccionats, la qual cosa és fonamental per al treball. En aquest sentit, cadascuna de les escales exteriors s'estudia a partir d'un enteniment integral dels objectius del projecte, com el programa o la seqüència espacial, i les condicions de l'entorn, com guanyar altura per a obtenir un camp visual més ampli o establir una diferència de domini entre dos espais. Finalment, al marge de qualitats específiques exposades en cada cas d'estudi, es va poder observar com les escales exteriors transcendeixen l'aspecte funcional i atorguen un valor agregat a l'experiència del recorregut.
La presente investigación propone fijar la mirada en aquellas escaleras ubicadas entre el límite de las fachadas, específicamente en proyectos de viviendas unifamiliares, y el límite de sus respectivas parcelas. Esto tiene la intención de comprender cómo las escaleras exteriores, por su cualidad de conectar niveles y ubicarse en un espacio intersticial, contribuyen a integrar la casa con su entorno. A través del uso de la colección como herramienta metodológica, se pone en evidencia la variedad de proyectos que comparten dicha característica. Así, no solo se obtiene un panorama general del ámbito de estudio, sino que, además, se aporta identificando la realidad física de los casos de estudio seleccionados, lo cual es fundamental para el trabajo. En ese sentido, cada una de las escaleras exteriores se estudia a partir de un entendimiento integral de los objetivos del proyecto, como el programa o la secuencia espacial, y las condiciones del entorno, como ganar altura para obtener un campo visual más amplio o establecer una diferencia de dominio entre dos espacios. Finalmente, al margen de cualidades específicas expuestas en cada caso de estudio, se pudo observar cómo las escaleras exteriores trascienden el aspecto funcional y otorgan un valor agregado a la experiencia del recorrido.
The present research focuses on exterior staircases located between the boundaries of facades, specifically in single-family housing projects, and the limits of their respective plots. The goal is to understand how exterior staircases, due to their quality of connecting different levels and being located in an interstitial space, contribute to integrating the house with its surroundings. Using a collection as a methodological tool, the study highlights the variety of projects that share this characteristic. This approach not only provides an overview of the subject matter but also contributes by identifying the physical reality of the selected case studies, which is crucial for the work. In this regard, each exterior staircase is studied through a comprehensive understanding of the project's objectives, such as the program or spatial sequence, and the surrounding conditions, such as gaining height for a broader view or establishing a spatial hierarchy between two areas. Finally, beyond the specific qualities revealed in each case study, it was observed how exterior staircases transcend their functional aspect, adding value to the overall experience of movement through the space.

Bernard Rudofsky és conegut principalment per la seva contribució a la difusió de l'arquitectura vernácula amb l'exposició Arquitectura sense Arquitectes. No obstant això, va ser un personatge complex, influenciat pel context vienès i per les inclinacions dels seus contemporanis, interessat en diversos camps del coneixement. El viatge va ser un element central de la seva vida, i a través d'aquests va desenvolupar teories sobre arquitectura, disseny, gaudi de la vida, sexualitat i alimentació. Va utilitzar la comparació sociocultural com a mecanisme per formular els seus comentaris i propostes. També va destacar com a comissari d'exposicions, qüestionant les idees convencionals sobre la domesticitat.
La seva identificació com a bon vivant i viatger incansable és fonamental per entendre'l com a teòric i arquitecte. Aquest estudi analitza la seva vida i pensament sobre arquitectura i el “art de viure”, reflectits especialment en La Casa a Frigiliana. Identifico elements que funcionen com a al·legories i es relacionen a través de la idea de l'habitació exterior. Aquests elements, repetitius en la seva obra, provenen d'altres formes de construcció i s'apliquen de manera crítica al moviment modern, reflectint la dualitat entre lo modern i lo vernacle.
Bernard Rudofsky es recordado principalmente por su aporte a la difusión de la arquitectura vernácula en el siglo XX con su exhibición Arquitectura sin Arquitectos. Sin embargo, Rudofsky fue un personaje complejo, que influido por el contexto vienés de su formación y las inclinaciones de sus contemporáneos, se interesó por campos muy variados del conocimiento. El viaje constituyó el marco intelectual y cultural de su vida. Gracias a sus múltiples viajes, desarrolló teorías y propuestas sobre aspectos socioculturales diversos, desde la arquitectura y el diseño, hasta el desarrollo individual, el disfrute de la vida, la sexualidad, la alimentación y el movimiento. Utilizó la comparación sociocultural como principal mecanismo para formular sus comentarios y propuestas. Entre sus labores se destaca su trabajo como curador de exposiciones, donde se evidenciaba una neurosis por subvertir las ideas convencionales sobre la domesticidad y los aspectos materiales de la vida de las personas.
La identificación de Rudofsky como bon vivant y viajero incansable, y la mitificada caracterización del “arte de vivir”, son omnipresentes y relevantes a la hora de entenderlo tanto como teórico como arquitecto. En este estudio, pretendo analizar la vida y el pensamiento de Rudofsky sobre la arquitectura, la vivienda y sus ideas sobre el “arte de vivir”, con el fin de entender cómo estas se ven reflejadas en sus obras arquitectónicas, especialmente en el proyecto de La Casa, diseñada como vivienda de verano para él y su esposa Berta en Frigiliana. En el estudio de la arquitectura de Rudofsky, identifico elementos que funcionan como alegorías y se relacionan entre sí a través la idea de la habitación exterior. Estos elementos, repetitivos en su obra, provienen de otras formas de construcción y fueron aplicados de manera crítica al movimiento moderno, reflejando la dualidad entre lo moderno y lo vernáculo presente a lo largo de su vida.
Bernard Rudofsky is remembered mainly for his contribution to the diffusion of vernacular architecture in the 20th century with his exhibition Architecture without Architects. However, Rudofsky was a complex character, who, influenced by the Viennese context of his training and the inclinations of his contemporaries, was interested in varied fields of knowledge. Travel constituted the intellectual and cultural framework of his life. Thanks to his travels, he developed theories and proposals on diverse socio-cultural aspects, from architecture and design to individual development, the enjoyment of life, sexuality, food, and movement. He used sociocultural comparison as the main mechanism for formulating his comments and proposals. His work as an exhibition curator, where a neurosis for subverting conventional ideas about domesticity and the material aspects of people's lives was evident, stands out among his work.
The identification of Rudofsky as a bon vivant and tireless traveler, and the mythologized characterization of the “art of living”, are pervasive and relevant to understanding him both as a theorist and an architect. In this study, I intend to analyze Rudofsky's life and thoughts on architecture, housing, and his ideas on the “art of living”, to understand how these are reflected in his architectural works, especially in La Casa, designed as a summer home for him and his wife Berta in Frigiliana. Through my analysis of Rudofsky's architecture, I identify elements that act as allegories and relate to each other through the idea of the exterior room. These repetitive elements came from other forms of construction. They were applied critically to the modern movement, reflecting the duality between the modern and the vernacular present throughout his life and work.
